What does a package include?
Every package includes the Lobby and the Majestic. The Grand package adds the Grand; the Premier package adds the Premier and the covered Dock — so Premier is the entire floor, all six spaces. Every package is 7 hours of venue access with climate control included — most clients use about 3 for setup, 4 for the event, with teardown inside the window. Every full Event Package also includes private use of the Hospitality Room for you and your party (not open to event guests): tables, chairs, refrigerator, microwave, and sink — for storing cakes and food, vendor staging, and a quiet space away from the event.
Can we bring our own caterer and vendors?
Yes — catering, décor, and vendors are fully open. Tables & chairs are available as a coordinated package through our rental partner, quoted per event.
Can we serve alcohol?
Champagne toasts, open bars, signature cocktails — all fair game. Three rules: a licensed, insured bartender pours (no self-service); liquor liability insurance naming SW Venue LLC, proof 15 days out; free drinks only — no selling. Nonprofits have a legal path — ask early.
Is the building air conditioned?
The historic warehouse spaces are open-air industrial — that's the charm. Climate control is available as an add-on and is included in all full-price Event Packages. The Lobby and Conference Room are always climate controlled at no charge.
How many guests fit?
260 standard, expandable to 970 — quoted per event.
What about parking?
Parking for 215+ cars on site — 75 in our west lot, up to 142 attendant-directed or 200 valet-stacked in the east lot.
How do we hold a date?
A reservation deposit of 50% of the fee, non-refundable, due at signing — plus a $1,000 refundable damage deposit. Balance is due 14 days before the event; insurance 15 days prior. Quotes expire after 14 days.
Do we need security?
Venue-provided security is required for events with alcohol and events over 100 guests — $70 per guard per hour, 5-hour minimum.
Is it accessible?
Fully ADA, with four private gender-neutral restrooms.
When can we tour?
Tours run Monday–Friday, by appointment. Book within 7 days of your tour and receive one complimentary additional hour.
